How we verify our marketing claims

At Springbok Properties, we know that big numbers and bold statements can sound too good to be true.
This page explains exactly how we calculate our key marketing claims, where the data comes from, and when it was last checked.

Where we quote external ratings or reviews (for example from Trustpilot, allAgents or Google Reviews), we link to the original sources. Where we use our own internal data, we explain what we measured and over what period.

  1. Seller & results claims

“We’ve helped over 19,000 sellers”

How we calculate this

  • Data source: Internal Springbok CRM and transaction records. 
  • Time period: From 1 January 2012 to 02 December 2025
  • What “helped” means: We count a seller as “helped” when:
    • A property sale has been agreed or completed using one of Springbok’s services (for example our cash sale route, fixed-price sale, or fast cash route), and
    • Springbok Properties was either the direct property buyer or directly involved in finding the buyer or completing the transaction.

Checks & updates

  • This figure is updated at least once every 12-18 months, based on a count of completed transactions in our CRM.
  • Where we say “over 19,000 sellers”, it means the total number at the last update was at least 19,000.

“Completions in as little as 7–21 days”

How we calculate this

  • Data source: Internal completion data from our cash purchase service. 
  • Time period: From 1 January 2012 to 02 December 2025
  • What we measure:
    • We measure the time from formal offer acceptance to legal completion and funds transferred to the seller.
  • “As little as” wording:
    • The fastest completions in this period fell within the 7–21 day range.
    • Many completions take longer. Factors include seller timeframes to complete, leasehold enquiries, lender requirements, seller availability, legal issues, and title problems. 

Important note

The above reflects what has been achieved in practice for some sellers using our cash option.

“We buy houses using our own funds”

How we verify this

  • Data source: Internal transaction records for all purchases made through Springbok’s direct cash-purchase route, completed between [start date] and [most recent month/year].
  • What “own funds” means:
    • For Springbok Cash Sale & Springbok Fast Cash transactions, Springbok uses available business funds held within the company, without relying on traditional buyer mortgages.
    • Funds are transferred directly from Springbok’s solicitors to the seller’s solicitors on completion.
  • How we confirm this:
    • Springbok Properties Ltd is audited annually by external auditors. Companies house filing records can be found here : https://find-and-update.company-information.service.gov.uk/company/09045757/filing-history
    • Each completed purchase includes a completion statement issued by both sets of solicitors confirming Springbok as the purchasing entity and identifying cash funds used for the transaction.
    • Springbok maintains internal compliance copies of:
      • Completion statements
      • Proof of funds
      • Transfer confirmations
        These documents are not published publicly due to confidentiality but are retained for regulatory and auditing purposes.

Scope of the claim

  • This claim applies specifically to Springbok Cash Sale and Springbok Fast Cash service.
  • Other selling routes (fixed-price sales) involve finding external buyers and do not involve Springbok purchasing the property ourselves.

Important notes

  • Cash purchases are offered subject to due diligence, valuation, and legal checks.
  • There may be a maximum property value or property-type limitations on cash purchases; these are always discussed with the seller before proceeding.
  • Cash purchases are typically suited to sellers who prioritise speed and certainty over achieving the absolute highest price.
  1. Reviews & ratings claims

In our marketing we often refer to our reviews on allAgents, Trustpilot and Google Reviews. We treat these third-party sites as independent sources of customer feedback.

Because ratings and review counts change regularly, we always:

  • Take a snapshot on a specific date, and
  • Make it clear that figures were correct on that date, but may have changed since.

How we calculate this

  • Data source: Our public allAgents profile page for Springbok Properties.
  • Snapshot date:[02-December-2025].
  • What we recorded on that date (example – update with your live numbers):
    • Overall rating: 4.7 out of 5
    • Review count: 4931 reviews
    • Additional stats: recommendation rate (e.g. 94%) and valuation accuracy (e.g. 91%), as displayed on allAgents. allAgents+1

  • Figures are owned and calculated by allAgents, not by Springbok.
  • We show them as a static snapshot with a date; the live figure may be higher or lower today.

  • Figures are owned and calculated by Trustpilot.
  • We do not edit, moderate or filter reviews – they appear according to Trustpilot’s own policies.
  • We only use Trustpilot logos and wording in line with their brand guidelines.

“11,700+ verified reviews” and ““The UK’s most reviewed cash buyer”

How we calculate this

Important note

  • The total may increase over time as more reviews are collected.
  • We always round down, not up (for example, 11,783 total reviews would be presented as “11,700+”).

“We’re No.1 for Customer Service across online and hybrid agents”

How we verify this

  • This claim is based on the allAgents Online Estate Agents League Table, which independently ranks estate agents using their verified customer reviews.
  • allAgents publishes rankings based on:
    • Overall review score
    • Volume of verified reviews
    • Customer service ratings
    • Valuation accuracy
    • Marketing & results performance

Data source

How we calculate this

  • Data source: Internal record of awards plus verification on award-body websites, such as allAgents. allAgents
  • We maintain a list of each award including:
    • Awarding body
    • Award name (e.g. “Best Customer Service”, “Best Estate Agent” etc.)
    • Category (national, regional, local)
    • Year awarded
    • Whether it was Gold / Winner / 1st place.
  • We count all awards where Springbok is listed as Winner / Gold, rather than finalist or shortlist only.

Important note

  1. Definitions & general notes

To avoid confusion, we apply consistent definitions across all marketing claims:

  • “Seller” / “Homeowner helped” – a property owner whose sale completed via a Springbok route (cash purchase, fixed-price, fast cash), not just someone who made an enquiry.
  • “Completion” – the date when contracts are exchanged and legal ownership transfers to the buyer, with funds sent to the seller’s solicitor.
  • “Review” – a written review published on a third-party platform (Trustpilot, allAgents, Google etc.), as counted by that platform at the snapshot date.
  • “Rating” – the overall star rating or score reported by the third-party platform at the snapshot date.

Where we use rounded figures (e.g. 19,000 sellers, 11,700+ reviews), we always:

  • Round down, not up; and
  • Provide more precise figures internally for compliance and auditing.

  • Update this page; and
