But our latest research – featured in Estate Agent Today and other titles – raises a critical question; what about the homes that don’t meet the ‘standard’ expectations?
Many sellers find themselves in exactly that position.
Whether it’s a property with a leaky roof, legacy structural work, or an unusual title history, these homes are still valuable, still worth selling, but they don’t always appeal to most buyers.
Shepherd Ncube, Chief Executive of Springbok Properties, said: “While greater transparency will undoubtedly help buyers make better-informed decisions, it also risks leaving some sellers stuck with homes that are far harder to shift.”
Our research reveals:
- 49% of home‑buyers said they would be deterred if a property had known issues disclosed upfront
- 94% said they would offer below asking price if known issues were revealed
- Structural issues can devalue a property by as much as 20%
This means that while more information is positive for transparency, it may delay, or even block, the sale of homes with issues.
