Based on listings data from Rightmove, fewer than half (43.6%) of homes in England are currently sold subject to contract.
The weakest markets include:
- City of London: just 21.2% of homes under offer
- Isle of Wight: 27.6%
- Cornwall: 30.3%
- Other weak spots: Lincolnshire (34.5%), Herefordshire (35.2%), Greater London (35.7%), Devon (36.9%)
Even in Bristol, a traditionally strong market, demand stands at just 58.1%, leaving more than four in ten homes unsold.
Springbok Properties CEO, Shepherd Ncube, commented:
“In many parts of England, fewer than one in three properties have secured a buyer. This is a clear sign of cooling buyer sentiment and growing uncertainty across the housing sector, driven no doubt by wider economic troubles and apprehensions ahead of the Autumn Budget.”
Takeaway:
The data shows that in today’s market, certainty is crucial. Many sellers are turning away from traditional routes and exploring faster, guaranteed-sale options to avoid being stuck on the market for months.
